Job Description: Assistant Property Manager
Position Overview:
The Assistant Property Manager plays a vital role in assisting the Property Manager in the daily operations and management of real estate properties. This position requires strong organizational skills, attention to detail, and the ability to effectively communicate and collaborate with tenants, vendors, and other team members.
Responsibilities:
1. Assist the Property Manager in managing a portfolio of properties, ensuring efficient and smooth operations.
2. Handle tenant inquiries, complaints, and requests promptly and professionally, striving to provide exceptional customer service.
3. Coordinate and oversee property maintenance and repairs, ensuring that work is completed in a timely and cost-effective manner.
4. Conduct regular property inspections to identify and resolve maintenance issues, safety concerns, and potential violations.
5. Assist in the preparation and implementation of property budgets, tracking expenses, and monitoring financial performance.
6. Collaborate with leasing teams to ensure timely lease renewals, new lease agreements, and accurate lease documentation.
7. Assist in the coordination of tenant move-ins and move-outs, conducting inspections and managing security deposit returns.
8. Maintain accurate tenant records, lease agreements, and other property-related documents in compliance with legal requirements.
9. Prepare and distribute various reports, including occupancy rates, rent collections, and property maintenance updates.
10. Support the Property Manager in maintaining positive relationships with property owners, tenants, and vendors.
11. Stay updated on local, state, and federal laws and regulations related to property management, ensuring compliance at all times.
Qualifications:
1. Bachelor's degree in Real Estate, Business Administration, or a related field is preferred.
2. Proven experience in property management or a related industry is highly desirable.
3. Strong knowledge of property management principles, practices, and local housing laws and regulations.
4. Excellent organizational and time management skills, with the ability to prioritize and meet deadlines.
5. Exceptional communication and interpersonal skills, with the ability to effectively liaise with tenants, vendors, and team members.
6. Proficiency in using property management software and Microsoft Office Suite (Word, Excel, Outlook).
7. Ability to handle multiple tasks simultaneously while maintaining a high level of accuracy and attention to detail.
8. Strong problem-solving skills and the ability to make sound decisions independently.
9. Demonstrated ability to work effectively both independently and as part of a team.
10. Knowledge of financial principles and budgeting, with the ability to analyze financial data.
11. Valid driver's license and reliable transportation may be required, depending on the properties managed.
